What Is an Environmental Site Assessment?
The objective of An Environmental Site Assessment (ESA) is to assess the environmental condition of the property and identify recognized environmental conditions (RECs) as defined by the American Society for Testing and Materials (ASTM) in connection with the property.
ESAs are most often required for commercial property transactions, new development projects, and SBA or bank loans.

A risk assessment by an Environmental Professional based on the results of a records search as to whether a property is low risk or high risk for contamination.
A Cost effective environment due diligence report. Does not meet the requirement for EPA’s All Appropriate Inquiry (AAI) and does not offer the user protection from CERCLA liability.
Is a preliminary, non-intrusive environmental investigation of a property to identify potential hazards like soil or groundwater contamination by reviewing its current and historical uses. Provides legal protection through CERCLA’s innocent landowner defense.
Is a secondary step in the Environmental Due Diligence services process, typically following the recommendations of a Transaction Screen or Phase I ESA. The purpose of these assessments is to identify potential or existing environmental contamination liabilities that may pose a threat to human health or the environment. The Phase II ESA is an investigation that requires collection and analysis of environmental and other media samples (e.g., soil, groundwater, electrical equipment, insulation).
